Half an hour, in person or on the phone. What you want, what you are working with, and whether moving this year is even the right call. Plenty of these end with me telling someone to wait.

A plan with numbers in it

Buyers get a financing conversation and a true monthly cost, land transfer tax and closing included. Sellers get a pricing range built on three live comparables and a written marketing plan with dates against it.

The search, or the launch

Buyers see matches the morning they list and get a candid read on every one, including the ones I think you should skip. Sellers get staging, photography, floor plans, and paid promotion across the channels that move London homes.
